Typically companies that are selling turn key properties may be a bit high. Have you agent check on the actual ARV and access your price point from that angle!

You should be able to get lending on them fairly easy are you doing it in personal or business name? 

What type of investments are you looking for? 

Do you have a list of people you have landed to in the past for references?  

People buy rentals in high crime areas often typically highways can separate bad from good areas but truly has a crime map that is a pretty good gauge of whats occurring in the area!

Private lenders can always help but 100% financing will be hard to get without credibility and even when you do get it they may not fund 100% of rehab or have some pretty tight rules or even points up front! 

Flipping is always nice to gain some extra money quick. 

Private lenders are nice whether it be family or a friend or a personal connection but they want to see experience. Bigger pockets is a great place to find them but they want to find someone they know they can trust! 

Funding would be more helpful to find first so you know your preliminary numbers of what size of deal you can do!
