You could also talk to a note buying/selling company, thats a source of private money. Just ask their buying criteria and create a note and offer it to them. One company in Cincinnati is Stratagem Capital, LLC. I guess it wont let me put contact details on the forum so just message me if you want the number or email

But hey, its supply and demand, when low supply meets high demand, you will have people willing to pay prices like 14k.

Its good to see my hometown is such a sought after market. John, when you say youre looking for fixers, do you mean properties to rehab and rent? How do you deal with rehabs being that far away, do you have a go-to contractor that you work with? 

I am a wholesaler in Cincinnati and specialize in finding off market deals well below market price. I'd like to work with out of state investors but the properties I find generally need quite a bit of repairs and are a far shot from turn key. I know deals on the mls in Cincinnati are extremely scarce nowadays so connecting with wholesalers is probably your best bet. That said, you would have to have some good team members here to vet the deals and handle rehabs and property management, which it seems like you might have already. I'd be happy to bring you guys the deals that I find.

I should add that the tax records show the vacant lot in the name of the seller; one house in the name of the seller's relative with the seller named as taxable; and the other house has ownership as the name of a realty company then F TR which I'm assuming stands for family trust

Hi everyone,

I am a brand new wholesaler in Cincinnati, Ohio but at the moment I've only targeted the Hamilton and Fairfield areas. I'm determined to expand throughout the city!

I actually just got my first lead today and am trying to analyze the deal but its way more complex than what I thought my first deal would be.

So this guy says he owns 3 pieces of property, free and clear and he needs to sell so he can move in with someone in downtown Cincinnati and not have to take care of them. These properties are all in downtown Hamilton which is probably at the low end of working class. Two of the properties are houses; one has had a lot of renovations done including a new roof and the other needs quite a bit of work. Both are around 700 square feet and one has an unfinished basement. The 3rd property is an empty lot, and it looks like a perfect piece of land but on one side is a boarded up house and on the other is a plant overgrown house.

What about bundling all 3 into one purchase?? I could probably get a much better deal if I did that but I haven't heard of that being done.
