Thanks for all the feedback, I have taken a completely different path after looking into some of the opportunities in other markets. I now plan on focusing in the out of state buy and hold.

J. Martin just saw this post. Count me in for the Santa Rosa meeting! I'm really considering investing out of state and would love to chat with people that have experience in other markets.

Thanks so much for the feedback, it never really crossed my mind to buy out of state since I have done all the work on mine here, but if the numbers add up I really would be comfortable buying anywhere.

I plan on getting in touch with those of you that offered and finding out a little more about this opportunity.

Hello all this is my first time posting here. I just learned of the site a week ago and have been reading archived blog's every day since. I am just starting out in my real estate investing with two rental properties in Sonoma County that are cash positive, but with current home prices here haven’t found another investment that add's up in quite a while.

So... anyone in this area have suggestions for good cash/cash return markets are, I have started looking in Sacramento and am open to anywhere in the bay area or surrounding.
