I agree with Jon, always be honest and buying next week at auction may be the best way to secure this property, due a title search!

I am curious how everyone here analyzes a market when deciding where to purchase? Do you first look at the state as a whole and look at population, job growth, median or average income, % renters, property taxes ext. Or do you look directly as the micro climate that is the city or county area you would be investing in first. Also what resources are there out there to help with this, I have been just pouring over US Census Bureau Data and Googling and would love to hear how others here on BP are getting their information.

Your property may have appreciated enough to over come the 20% depending on what market your home is in. And after two years on the loan the PMI can be removed if 20% loan to value has been reached.

I am wondering if anyone here has a good Property Managment Company that services the Ocala, Florida area. I am purchasing a home and looking for one. I have a few calls out but am getting hit with higher rates (10%) along with full month rent for placement + $350 fee's to advertise and +$100 for lease to be drafted by lawyer. I am not sure if that is normal for the market, but seems high to me so any recc's would be much appreciated!
