Unfortunately all of my gripes come from the same sorts of ossues youd find trying to screen tenants: People who look over your shoulder the entire time youre working, folks who talk to you constantly while trying to work, the ol' "youre already here can you add that in?" And on and on.

Software won't solve these problems as they are personality quirks.

I think its fair tot say just about everyone has no idea what they want. It always seems like we do, but we dont.

However, if you aren't inclines toward school, don't waste your time going.

There are a number of other local banks that might do something like this, but I have seen at most 25-year amortization.

I haven't! Talked with quite a few banks. The primary issue seems to be most of them are secondary market lenders so thwy all have the 6 month seasoning. I have found a guy, and his numbers are pretty good for the option. Still want to see if someone locally can make ot happen.

No it would be a refi to pay off HELOC used to purchase the property. Low would be anything less than 6 months. I am aware of all the standard terms surrounding the usual refi.

At least 80% LTV, 30 year amortization, no (or low) seasoning. Who has some options for us? I am in Murfreesboro/Woodbury Market. House is located in Murfreesboro market. Looking to Refinance out of HELOC "cash" purchase.

I am always looking for more banks to check into options with. Have a SFR I am looking to refi soon, preferably at least 80% no seasoning.

Cheapest... man I know how many times this has come up with me doing bids and owning a contracting business. Folks always regret the cheapest. Find a few valuable lenders... make them money, and let them make you money.
