A great local lender should have no problem arguing to their board to get you a HELOC. Try finding a local commercial lendee who does everything in house.

To Joe's 3rd point, this is a sort of dollar cost averaging strategy in the stock world. But with the benefit of far greater future equity at a lower cost to the purchaser.
Just buy right. Ignore all thw fancy strategies that involve anything telling you otherwise... until you have enough experience to accept thise risks.

About the only option you have is to escrow it in an interest earning account. Anything else is going to open a problematic situation for you. If you make bad investments and lose that money youre going to have problems.
