Just wondering if any owners of mixed use properties or commercial real estate have a sample Application. Some applications for residential tenants don’t seem to apply to commercial. Any thoughts or comments would be helpful.

Hey Jason,
I would start by talking with either the zoning board for that area or an architect. Sometimes you can pull up the cities zoning map and see how its currently zoned. As far as I know if its Commercial/Residential zoned or mixed use you can interchange the units, but either way it would have to be approved by the city so that might be a good place to start your research.

Hey Ken,
As I’m sure everyone here has posted just keep learning and you will find things just start to click. I listened to podcasts for years and years and read many books before I finally got my first deal. Some people don’t even know about BP and can go out there and be successful in real estate and some of us need some wisdom passed down from fellow investors. Continue to learn and educate yourself and take it one small step at a time. Keep it up!

thanks for everyone’s replies. I’ve reached out to my attorney to see if he can draw up an agreement but I’m still looking to see if anyone has any sort of “building super” lease or agreement already that I can use as a guideline.

Hello All,
I am currently under contract on a 6 Unit property that has a live in "Building Super" on premise. The sellers told us that he performs various tasks and does minor repairs around the property, as well as acting as a liaison between landlord and tenants for his services he receives reduced rent equal to about 50% of the going rate. I was just wondering if any one has a lease or Super/manager agreement or has any suggestions on how I should have one drawn up. Any and all help/input will be greatly appreciated.

Post: 1st Property Purchased-OPEN CODE VIOLATIONS!

Did you use a title company during your purchase and if so did you get title insurance? We closed on a property a few months ago and the title company found the code violations and had the sellers rectify them prior to closing. Not sure if it’s required or not but clear title is very important (probably to help prevent issues like this) . Best of luck moving forward

I think starting out for many investors is always a great accomplishment. It took me almost 10 years to finally make the leap into my first investment. Almost 6 months after that first “leap of faith” I was ready for the next venture! As we all hear over and over again that it’s more important to just get started than to hit a home run on your first deal it is proving more and more true. At least in my experience. good luck to all the new investors ready to take that leap!
