We sustained a massive fire. Do I wait to see what my insurance adjuster offers before signing with a public adjuster or do I sign immediately?

Hi, My partner and I are always looking to buy small and mid size multi families. I am an agent but if you bring us a good deal you can have both side of the coop. We invest in lower buck and are buy and hold (brrrr) investors. Always looking for good meetings to attend as well.So if anyone has any suggestions feel free to comment.

A healthy real estate deal should earn you no lees than 10-12 % with some effort 20-25 % cash on cash. If u have that type of capital a little research into the top 5 fastest growing cities in the us will pay off for u ten fold.

This is complicated.. I would highest suggest u and ur ex wife go to a lawyer and get a document agreeing to all the terms.

My partners and I have done 4 deals. We are in search of our 5 property. We have decide to scale up and look for a 60+ property in a c or low b class. Does anyone have any suggestions as to a good market to do some property searches in?

two questions... 1st is I do a general improvement to a building as I read the tax code the improvement should be amortized over 28.5 years . However we did an improvement to just one unit with excepted life of 10 years. Can I change the amortization to 10 years if I can justify the life. Example an improvement to a mix use commercial space and or a facade facelift Second question. If I have to go with the 27.5 year depreciation can I use the double declining method?

We tend to use this rule as a baseline for our deals. However, if you manage the property well you will often get better returns. If a property is exceeding 50% it often has value-add options the new owners may be able to capitalize on.

You should not have a problem finding a Broker willing to do a 80/20 or 90/10 split if you are buying that much real estate. Go out side your town to find the Broker. A Broker should enjoy the idea of having a agent a town or two away to draw in business
