I am looking for an attorney who can help me with "relief of Automatic stay". One of my tenants has filed Chapter 7 bankruptcy. I want to know how to move forward and what are my options in Baltimore county - Maryland.

Alex,

There is a number of things you can do.

1. verify the contractor and also ask for references for recent work he did. Google the person or verify their phone number is not a google number...

2. you can also write checks directly to the vendor for material purchase and pay the labor as you go...

3. you can also select bigger or reputable company and pay 50% upfront.

I use BillPay. Ask my tenants to pay directly to my bank.

Hi,

I have a tenant who wants to install a Security Camera to record Video only, on the Front door, mailbox and a Driveway (includes 3 feet of the public walkway).

Is it legal in Maryland to Install Security camera on the front door which can also capture Driveway and some common area? Yes, they will place a Warning label visible to everyone.

@John Burtle When I first started in real estate I had the same problem with my agent. He would not write an offer if he thinks it's too low. After looking back on my previous purchases, I wish I stayed at my original offer. I felt like the agent is trying to look after their commission more than your purchase price. So after my first purchase, I change a few agents and found one agent who understands my point of view and offer. We just saw a house listed at $244K and wrote an offer for $190k.

With this new agent, I told her that I am looking for an agent who is willing to write 10 to 20 offer to get 1 or 2 accepted. She understands that and I keep her busy and in business. I have tried an associate broker, broker, and high-end agent who does not like to write low end offers.

@Andy Mirza I recently got a quote on a clean out for $4000 in Cumberland, MD. I think that is too high for 100 items (some of it is large like a mattress, dresser, chairs)...

I am looking for someone local at this point to trash out and I can provide a dumpster for around $500.

Dear BP members,

Recently we took back Vacant property (Deed In Lieu). Now we own this property and want to sell. 

1. We have inspected inside and noticed lots of trash left by the previous owner. Should we clean out first and fix minor repairs like boarded windows?

2. Who can sell this house quickly? I was told by Auction.com that they only work with banks. Is there any other auction vendor who can work with an investor or any recommended wholesaler for western Maryland?
