Hi, I’m trying to wrap my brain around the different types of regulations for investing. I know there’s a Regulation A type of investment where people don’t have to be accredited and can advertise their listings.

But what are the other types? From what I understand there is one type of fund where the investors must be accredited but can’t be advertised?

Any help would be greatly appreciated.

Hi all,

We have a family home that has unfortunately become vacant due to a death in the family. I'm looking to connect with some reputable RE experts in the Atlanta (Peachtree City) area. We're deciding whether we should fix the house (it's in severe disrepair in a good neighborhood)

Two of the main things we need to determine are:1) How much work needs to be done on the property.2) What the current value of the property is 3) What the ARV of the property would be.

Any help would be greatly appreciated.

Hey Mike, I just came across this thread. Did you have any luck finding anything in Peachtree City? I just had a property fall in my lap that's in Peachtree. We're looking to either rehab it and sell it or wholesale it as-is. Would be interested to see if you connected with anyone in that area.

@Jaysen Medhurst Great, Thanks. I wasn’t exactly sure if the 75% rule was for purchase price or all-in (after repairs) price. Better to learn that here in the forums than out on the street in real life. So essentially, depending on how much your repairs are you’re typically

I know that there is the BRRR calculator but has @Brandon Turner done a video about how to analyze a property specifically for BRRR? I'm inerested to see what the process looks like and what numbers are used for benchmarks when it comes to vacancies, interest rates, etc. I understand they're variables but I'm looking for rule-of-thumb info.
