I have been running numbers on a double duplex (4 units) and I think I have it correct in my spreadsheet, though would someone mind looking at the numbers with fresh eyes to see if I forgot something, or did any of the math wrong. Is this a deal?

@Jonathan Greene thanks so much for your input. To clarify the double negative you wrote, are you saying to avoid putting in offers for properties in areas you are unfamiliar with.

I am a new investor looking at HomePath.com, and other foreclosure (Thanks to David Greene and his Long Distance Real Estate Book).

1. What are some main mistakes I should avoid. 

2. When making online offers, can you offer any price, or do I have to accept what the bank is asking online? 

3. Where can I find a script for making online offers.

I am interested in some section 8 housing. Is there any underlaying information about section 8 housing that one should know before going down that road? I feel like it is a great investment, though I'm not sure if I'm missing something here.

I am hoping (starting to take action & offer is in) to buy some short term rentals in vacation areas. Currently I am working on the Pigeon Forge/ Gatlinburg area. There are many property management companies though they take a hefty cut and I also think I could rent it with Air BNB. What are some of the pros and cons to each, and what are the best ways to find a cleaner and handyman if I go the route of Air BNB?
