I am in contract and doing due diligence and wondering what I should I be looking for. This is my first deal and I don’t want to miss anything for my DD, also i am doing this out of state. It is an offer in on two duplexes and contingent to 3 day Due diligence. Thanks you all your help!

If I’m driving for dollars and find a distressed house or if I’m searching pre foreclosures who do I best find the home owners phone number to cold call them?
Also do any of you have a cold calling script you’d recommend?

I am considering partnering on some real estate deals. I understand the 50/50 split for cash flow etc. Though how do we share the tax benefits from real estate?
