@George W. I totally agree. Thanks for your feedback. I am still very interested in which cities/ states will do better than others for inventing purposes.

@Kenneth Garrett Thanks for the advice, this is also what I have been thinking. I just wanted to make sure it wasn't me trying to come up with excuses to delay getting started.

What cities/ local economies do you feel are the least affected by Coronavirus and job loss? Are there any or will this effect the whole country equally? Where are you investing during time of uncertainty and massive layoffs around the country?

What are your thoughts on the positives vs negatives of investing now vs waiting to see what will happen with this market. I feel like a lot of the experts are saying stay in cash and wait (Bigger pockets podcast last couple episodes). My gut instinct says the same to wait it out. Though what are my best ways to avoid analysis paralysis while waiting? What are you all doing? 

PS. Stay safe, stay positive. We will all make it out of this on the other side. Positive vibes going out to the whole Bigger Pockets community.

@Trent Stone thanks again! I’ll get the fact from him. On a total side note, what are your personal thoughts on putting in offers/ investing right now? I know offers are free, but I want to pull the trigger if the deal is good enough. Should I be waiting a bit to see what happens first or just keep on going if the numbers work? Thanks again for your time and help.

@Trent Stone thanks. As for bank rolls and receipts do I just ask for them. I was given the P/L but it didn't even have mortgage or insurance in the expenses or NOI. I'll check on class of neighborhood as well. Thanks.
