I have 2 cash flowing rentals currently. This place will be my primary for the next few years. I'll be doing most the work myself.  The goal is to make it an open floor plan, selfishly for my own preference but I also feel it will be a great addition for future renters when I move out. The house is in decent shape. Mostly cosmetics needed. I'm able to get it for a great price which is why I like the idea of removing the wall.

I'm currently looking at a property and trying to see it through my "Value Add" goggles. I need someone with more rehab experience to give their opinion if this wall is load bearing or not? Its the wall separating the living room and kitchen. 

How can I find out for sure without tearing up the drywall? What's the approximate cost to add a beam if it is load bearing.
