@Andrew Syrios thank you for the advice

@Andrew Syrios it is really good!

I see what you mean, my thought was that an interested investor would see the value of the cheap debt.

@Nicholas L. Thanks for the advice, but I think maximizing the sale price is my goal on this one.

Hi,

I have a small multi family with a very low mortgage rate that I’m interested in potentially selling.

I’m thinking if I subject to the property to someone it would maximize the value of the property.

Is there any forum or group that focuses on purchasing properties subject to?

Thanks!

@Roger Devore

Thanks, I was looking into seeing how I could Subject Too this deal too.

@Austin Steed very good point.

@Doug Smith

Thank you very much, I appreciate your opinion.

@Doug Smith

Thank you very much, I guess it would be wise to get pre approval from the servicer before trying to find a buyer?

Hi,

I have a small multi family which I bought at the beginning of 2021.

The loan is an FHA and has a 1.87% interest rate.

I know in certain circumstances an FHA can be assumed by another person.

My idea is essentially selling the property with an assumable mortgage in order to drive up the value of the property.

Has anyone done this? Is this possible?

The property is in Baltimore Maryland.

Thanks!
