Hi, I'm thinking about making a purchase of a property in Charles Village, Baltimore MD. Near Johns Hopkins.

I was wondering if any bigger pockets members have any insight into the area including rental comps and ARV comps.

This is my first property investment so I'm a little nervous and want to make sure that all my numbers are correct.

So I've started listening to the BP podcast over the last several weeks and I've become very interested in real-estate.

I heard so much about people using direct mail marketing as a strategy to gain leads for deals.

I wondering if anyone had used Google ads as a direct marketing channel?

If so, what was your success rail compared to mail marketing and were you able to bring in leads at a cheaper cost?
