Mom always said that the worst they could do is say NO.

Do you think an offer can be too low?

Can it hurt your reputation to offer to low?

I don't mean to sound naive. I thought one of the podcast described the ability to pick a certain area and the mailing company pulled addresses and names. Is this something that can be done?

I am interested in direct mailing, but know very little about it. I seen you talked about mailing around the area I have my rentals and see you work or own a company that might be able to help me out could you tell me where to start.

Yes all of them should be equal. If they don't want responsibility what makes them respect your property. Now this being said i personally don't make all 3 make 3X rent but require verified income

Welcome, sounds like you have a good goal!

I think one big thing to help is write out a plan on how to make that goal a reality.

Hi All,

I am looking to get advice/opinions about marketing myself in the community. 

I am trying to take myself and my investments to the next level....(in my eyes). I recently bought my 4th property and it is directly across the street from a private christian school. I am thinking of making a letter that explains who I am and my intentions to do my due diligence and keep the area safe and professional. 

What are your thoughts what has worked and what has not for you?

From looking at a glance.... 4 units rented out at $1250, thats just over $300/each. It was 125 now 109... Something dosent add up here make sure you view ALL the units for what could be wrong. The low rent shows me.

1. Very low income area 

2. Very under managed.

In regards to becoming a full time job that depends on alot.

1. Condition of units

2. The screening process of current tenants.

3. The area around and maintain property.

I have always looked at things in a worst case scenario kind of way. The best advice I can give is do your due diligence!!!!

Ps for the price you could spend alot of time finding a great property manager and be a bit more hands off if you wanted..
