Hi Brent,

1st what are your long term goals?

2nd will you be using a legal partnership?

have you thought about buying the first home with only 3.5% down or 5% down conventional. this would keep you more liquid and if it goes well your brother could do the same for another home as every person is allowed to owner occupy 1 home.

Hi Bob,

It has been my experience that with rentals you can get 75-80% loan to value refi. I would look into loans like FHA 203k or conventional rehab loans.

I am looking for some help with what I should do. I own a duplex and I have to choose to sign a new lease or Month to month or give 30 day.  One of my tenants has been with me for 3 years and has a car that is broke down in the driveway. The other tenant keeps calling the city on them. The one that calls the city had a car that was gutted and on blocks and i had to force him to get rid of it because the city found it while doing my bi yearly inspections. The one that call is the one who has the lease up. My concern is both take care of the property and both pay on time, i am unsure if i want to continue renting because he wants control of things and it makes my life stressful BUT he is in the right according to local law. Would you find what you hope is less stress or take care of business and hope it stops?

My friends aunt passed away leaving the estate to his mother. The home is worth $70k and I believe $85k is owed on it. They have already found someone to buy land contract but full term of the loan. The bank is trying to force them to have the home moved into her name but also pay the 15k difference and then put 15% down because it is an investment property at that point. The big question is there a way to make this an easy process with 0 out of pocket?

I was listening to podcast show 36 and they talked about a paper they gave to tenants who are planning to move out. It was sounded like an itemized list of cost for "repairs" example was 10 to put in a lightbulb. 

Does anyone know where i could find something like this?
