quick add to your last ? Find the cheapest news paper like local Gazette or Advance etc. All foreclosures pre auction MUST be published so banks find the cheapest way to make it public knowledge.

Find out redemption price.

Find a hard money lender..... Im new here but i think they have a list on this site.

Buy the house from the owner saving them from foreclosure.

If you wish refi. Into a better rate.

Hi everyone,

I am a 27 year old hands on landlord. I have a wife and a beautiful 6 month old daughter. We own 2 single family homes and 2 duplexes. I still have a regular job in a warehouse working 50 hours a week and hope to grow my real estate portfolio to "retire" from my job by the age of 40. 

I hope to bring my knowledge of failure and some success to BP. I am very excited to get to know more people with a shared passion and interest.

The list is endless.

1. Craigslist

2. Ask a Realitor.

3. Knock on doors.....trust me it works!!!

4. Talk with groups you associate with ie: church, school, clubs.

5. Ask social media.

The more you connect with people the more oppertunities toyou will have.

Post: Evicting without a written lease???

WOW the first post i get to reply to and its literally a situation I have found myself in on my first attempt of being a landlord. 

It is sad to see this happen to people. The steps i took were as follows

1. Attempt to ask them to just leave....fail

2. Go to city hall and ask about evictions. They handed me a paper and said follow the instructions. So i filled it out made my 3 copies went back to the court hall and hired a certified mail carrier " to insure the letter was legally received." two days later i had notification they were served the letter. 30 days later still no luck so i was allowed to file for a court case. We saw the judge he told me i was young and dumb for all my mistakes lol and found in my favor. Another i believe 30 and they still did not follow court orders so I was informed to call the police and a sheriff stood by the door as i was able to take out EVERY thing they own, And put it by the curb then change the locks.
