you could hire a realtor. also use craigslist for someone or start you own management with a kid who is hungry to learn and teach them what to do and help them grow.

Go to a commercial lender WOW 8% crazy. get on the phone with a few local banks and this should work itself out.

I just started to use carpet squares and only change the few. Lam floor I only re-do the damaged room!

it can be done! 

1st his bank has to be okay with paying the wholesale cost. 

2 . trust the owner will cut you a check at closing.

I would call the title company you work with and they will know the exact steps.

I just closed my first wholesale this way!!!!!!!!!!!

oh yes get a HELOC or get a commercial LOC, best part is put one up for collateral you are in a great situation to get what you want/ need.

I have purchased a home from family

1. This could go ANY way possible lol do you have siblings? they could be a pain. my situation is working ok in terms of no arguing but a bit of stress on my wife and I. I could be getting 1600/ month and the family only pays 800 and that is cost so when repairs happen its a loss for me:(

2. talk to a title company and then can do the papers for you you will avoid some taxes as it is directly to family :) quick simple and easy part is TITLE

I have Lam flooring in a few of my units. damage will happen and its cost of business but remember security deposits cover that. 

I find most of mine at Menards or local flooring shops for the ruminate section for smaller areas.

You have done all the numbers and my opinion is to ask yourself do you have the capital to support the month non pro rated? 

Be in this for the long term gain!
