Actually.... after reading the biggerpockets article on grading (  https://www.biggerpockets.com/renewsblog/2015/12/0... )  I'd probably bump my grades up a bit.  I'd originally thought "A" was like the super hot downtown condos, upper arlington, etc.. B is like Hilliard, Grove City...  C is working class but not really dangerous, just small houses and employed happy blue collar people (like N. LInden) and D is drugs, depression and broken windows (S. Linden) 

From what I've heard, I'd put hilltop as a "BB" area.. for bedbugs.

Yep, I live in and invest in N. Linden north of Weber, and I'd say it ranges from C- to C+, with even some little pockets of D+ and B-.  whereas I would peg N. Linden south of Weber as C- to D, and south linden as a D-.  

Unfortunately there doesn't seem to be a really good standard definition of these grades, but I tend to just follow a rule of "Would I live here? Do I feel comfortable coming here at night unarmed?" Since I've lived here so long I can identify my own grade by Linden streets and block numbers..

I get so many of these yellow cards, Ive actually started a little novelty pile. I have figured out a lot of them are coming from a local turnkey provider, and the rest seem to be randoms.  Either way, I'm amused at how clumsy they seem to be when trying to pitch themselves as a buyer, ALL using the same disingenuous wording:  "looking for 3 properties in your area" .. "Ive been trying to reach you!" 

Do these "buyers" not realize there's 50 other bozos all trying that same thing? With that same "handwritten but obviously computer generated" font?  In fact, me and a fellow investor were shocked when he got one that was REALLY hand written.

Also, I call these people and leave voicemail, explaining my investment targets but that I'm happy to chat about other opportunities . I never get called back. 

BUT.. I'm also not looking to get spammed to death on my phone. If anyone figures out how to sell my phone number to these  low-ball hustler wholesaler guys and I start getting nonstop fishing calls to SELL to them at stupid prices, I'm going to get increasingly more irate the more they call.

Hello! I'm in Columbus too. I'm just curious about why the property was no longer attractive after a delay. Right now our real estate market seems (at my end anyway) to be rather hot, so was it something unrelated to a change in the ARV of the property?

Also, was this actually a sheriff sale at the courthouse downtown where you fill out that purchaser form and give it to the lady on the stage with the laptop? OR is this one of those websites like ohiosheriffsales dot com that seems to be a proxy for a courthouse sheriff sale?  Or something like auction.com/hubzu etc?

This Nick Bravo guy is "famous on the internet" for being completely looney tunes.  There's even at least one little forum just dedicated to spectacting and discussing his antics.   Just weird to see him mentioned here too!

I am not a lawyer, but I do rent in a slightly "tough" area. Lots of good tenants but lots of dumb-asses too.  I actually pre-screen based off social media before even showing the unit.  If they are surrounded with drama or just don't seem to be "grown up", I pass.  It's also a great source of information on pets and employment and what kind of people they hang out with.

My favorite was a guy who had a social media account under his real name where he was picking fights with a bunch of local "juggalos."   The juggalos were very upset and appeared to be looking for him in the neighborhood. I figured that was why he was looking to move, but also a great indicator on what sorts of decisions he makes.  (bad ones)

Probably out of scope for what you are building, but metrics about the neighborhood around the address...  $PSF, time on market ( for both sales and rentals for various property types) trends, crime trends, etc..   It would be very cool to see a trend of both the time it takes to rent/sell a property and the trend for $/PSF for both rents and sales, especially when taking into account the time of year. 

Also out of scope probably, but a touchpad-based property checklist for the inspection and estimating renovation costs. There's a great book that BP puts out for estimating rehab costs, but it would be awesome to walk through a prospective property with a touchpad that forces me to check all the important bits and record photos, and then spits out an estimate of the rehab costs in a similar way that that book does. 

Both of those ideas already exist in the marketplace I'm sure, but those two bits are absolutely vital in the go/no-go decision on a property in my opinion.

That's crazy. How did you categorize that in your business expense tracking?  "Professional Services -- Drug dealer apology fee"   ?? :)

Post: Depression and Anxiety

Honestly I have some depression after a traumatic personal event. It wasn't "I'm sad" type depression but more that I feel like I have no energy.  Thus I slacked on working on one of my latest projects. I haven't gotten all the way through it, but I feel a little better every day. I know exactly what caused it, so I've been dealing with it alone since I know its temporary. If I didnt know why I was depressed I would get therapy to identify my personal goals to get over it.  Then, because I have this vacant property in a C area, I get anxious because its vacant!

As for anxiety otherwise, I am always anxious! I posted just now about evicting a mentally ill inherited tenant. Every time I had to deal with him, he wanted to fight. He was a disgusting, awful person and it gave me awful anxiety to deal with him. He's long gone, but that building still has a little stigma even though I have awesome tenants in there now.  I'm also in the midst of kicking out another set of inherited tenants and that's a big source of anxiety.     

I know having a management company would remove a ton of this anxiety, but I'm way more motivated by building wealth (the fear of having no retirement otherwise) and because Ive been extremely careful in what I purchase, and very conservative in my decisions, I feel very confident in my long term success.  That keeps me very motivated and helps overcome the anxiety and depression.

Plus.............. lexapro and the occasional half-pill of xanax do help hahaha
