Hello, 

I'm a wholesaler in LA looking to connect with realtors that understand wholesaling, where can I find other investor savvy realtors besides bigger pockets? 

I've been looking into wholesaling pre foreclosures in Los Angeles, and I've found someone saying that it is illegal to deal with a owner in distress without a brokerage license, is this true? I couldn't find any other references to this.

Hello everyone, 

I'm curious about wholesaling pre foreclosures in California (Los Angeles) , I'm a new investor, I've been researching the subject and acknowledge the risk of a rookie investor like me dealing with an owner in crisis. 

I'd like to know if there are any sources of information that could guide me and ensure that I won't be doing any wrong when dealing with pre foreclosures. Or any suggestions about how to approach wholesaling in California as a beginner.

I'm starting wholesaling, but I still need to understand some details about closing the deal.

Let's say I found a qualified seller, went to his property and everything checks out, I have the seller sign an assignable purchase and sale contract. 

When (and where) do I put some earnest money down for the seller? Am I taking this to escrow/title company now? Or do I only take it to escrow/title once I have a cash buyer ready to close?

Congrats! It's nice to see someone who was cynical about it making it work. I'll be starting my marketing efforts this month.
