SUGGESTION:

Know what you want.
Be very clear on what you want.

With that being said. You have to convey that to the realtor. He/ she must know you are calling the shots. Creating a questionnaire may be helpful for you. Dealing with a Broker may be easier. Most realtors are clueless as to how to work with real estate investors. It's a numbers game too. You'll may have to talk to many many to find one that meets your needs. Local REI clubs are a great source. Search Bigger Pockets. Word of mouth works too. There is no cookie cutter approach to accomplish this. Trust me investors experience this all the time. But all of a sudden something clicks and you become expert at locating and maintains great realtors and brokers.

I agree w/Jon. Focus on the deal(s) first. Proceeds from the deal can be used for LLC costs.

Question: who.? and what law? says you have to have a NY LLC?

Do you have a wealth and tax strategy? If so is having a NY LLC facilitating your goals? Do you have a team of competent advisors?

I'm of the opinion that you are experiencing some level of discomfort in making a decision about your tenant situation. My suggestion is you hire a competent property management firm to manage your property. Of course it will be an expense for you. But consider the potential gains: relief, time and comfort.?!?!!!
