@John Reed Thank you! I know. I think it would amount to an additional 100k on the house, conservatively.

I am in the Hudson Valley of NY. I am wondering if anyone can give me some ball park figures on "blowing the roof off" of a house. The house currently has more or less a Cape Style 2nd floor with dormers. There are side knee walls, but they are only about 4ft. This eats into the usable square footage bc you literally cannot walk the entire upstairs. You will bonk your head on the ceiling. I want to raise the roof. The house will be taller bc those knee walls will be 8ft instead of 4ft. How do I calculate this? And if I want to add a bathroom, what should I calculate to plumb that? Thanks in advance.

Hi @Jason Aro. Long Island girl, here. I grew up in East Meadow and now live in Beacon. Beacon is en fuego. It has its own micro-economy going on. It's a very desirable town. And I agree with @Przemek Kos. Newburgh is generally fine for buy and hold. I do think it will appreciate fairly well. Especially around Washington's Headquarters and the Liberty Street corridor. Let me know if I can help answer any questions on this area. I'd be happy to help.

@Charlie MacPherson, this story really bothered me. I'm sure you were questioning humanity for a while there. I'm so sorry this happened to you.

@Jay Hinrichs You don’t need to be at that level again. You know why? Bc your humbling experience has made you appreciate things even more now. I love Charleston, btw! 💗 It’s such a great town.
What is “new construction infill?”

Hi everyone, It's Friday night and I all my adrenaline is zapped. I am about to lose twenty thousand dollars b/c my mortgage contingency expired and my two private money lenders flipped the script on their terms at the last minute. I have a hard money lender in place, but am missing about 40k to get to the closing table. Long story.
This is my third deal and I know that I will STILL continue with real estate bc I don't give up that easily AND I love this business. I am totally of the mindset that you don't lose you learn. However, this wound is still fresh. So do a girl a favor and tell me about your worst deal and how you laugh at it now. Thanks in advance. :)
(As an aside, I'm an interior designer first and I like to help fellow investors by putting eyes on their projects. I am happy to give you advice about space-planning, color, fixtures and finishes. Feel free to hit me up. It's the way I foster relationships on here. So feel free to send me pics of your projects!)
Ok! Thanks @Wayne Brooks and @Jake Serdar!
