Indeed. You all have a good point! People are going through a lot in these situations, if and investor can stepin caringly with their needs in mind and figure out what can be done that's a heavy weight off a family's or a person's shoulder. It will be challenging, but if someone doesn't step in who will? Someone could end up with a dead family member, no home and no money :( I will be proud to help. Thanks again for the heads up on where I should start @Jake Denning It looks like i've got some things to learn as far as the process and laws :D

Hello BP, i'm working on my fist wholesaling deal here in pierce county washington and i came across this property that looks like its going through probate. I want to find out what the family's needs are and help them. Do you have any suggestions on my steps to go about this, i know i should contact the family.. what do i say to them so they know i'm coming in with intentions of helping them? What strategy would you use to help them?
