just signed up for Friday's MIG meeting!

Quote from @David Hutson:

The Memphis Investors Group (MIG) is the local REIA club. We have about 350 members who are investors, agents, contractors, lenders, etc. The group meets in the evening of the 2nd Thursday of each month. We have subgroups which include dealmakers, two wholesale groups, a women's group, hard money group... memphisinvestorsgroup.com. There is a link to the calendar and other info there.

Quote from @Jane S.:

why would you sell a MF that could be performing better? only to buy another MF? forget colorado unless you like isolated locations no cash flow here.

I would be selling a 2 unit to buy a 12 unit

Quote from @Tracy Keffer:

Use a broker lender and forget about DTI. They can do DSCR for you. Open to commercial of all types: retail, warehouse etc Remeber you need a commercial lender for those. Are you really strict on your return requirement? Interest rate kills deals everyday now so find something with growth potential and dont get sticky to the today return alone. Good luck!

Do you have any lenders you would recommend?

Quote from @Alex Olson:

Here in KC, as you likely know, you can buy a property for about $1mm. Should get you about 8-12 nice units. And cash flow a good amount. What type of asset class?

B class or better. I did C class in Belton and it was terrible

I currently own 8 units in the KCMO metro area. I'll be doing a 1031 exchange on a duplex leaving me about $250K cash to invest in a like-kind property. My realtor is on the lookout for a MF building. What else and where else would you consider investing the money? I am not opposed to STR but I think my DTI may be too high for a conventional loan. I am hoping to source ideas from this smart group!

Check out Dean Harris zip code breakdown on YouTube with crestcore real estate hour. Does a great job breaking them down.

Will do. I plan on jumping on a plane in the next few weeks and spending some time out there as well.

I’m finally in the hopper with Mid-South Home Buyers. I’ve been told to stay away from Fraser area and 38127.

Has anyone here purchased with MSHB and have feedback on the area and the experience using them post purchase?

Did you use their lenders? How’s was the experience ?

Personally I would move to the next agent. Communication is very important
