The Memphis Investors Group (MIG) is the local REIA club. We have about 350 members who are investors, agents, contractors, lenders, etc. The group meets in the evening of the 2nd Thursday of each month. why would you sell a MF that could be performing better? only to buy another MF? forget colorado unless you like isolated locations no cash flow here.

Use a broker lender and forget about DTI. They can do DSCR for you. Open to commercial of all types: retail, warehouse etc Remeber you need a commercial lender for those. Are you really strict on your return requirement? Interest rate kills deals everyday now so find something with growth potential and dont get sticky to the today return alone. Good luck!

Here in KC, as you likely know, you can buy a property for about $1mm. Should get you about 8-12 nice units. And cash flow a good amount. What type of asset class?
