@Maria A A. I echo what others have said -- many properties with good returns because of low taxes and purchase prices being decent. This is not an appreciation market. Definitely a block by block analysis. The zillow zestimates are generally pretty accurate in my experience. Also, look at crime maps as we have significant crime here. I have properties in LR and Memphis and am looking to add more in AR due to Memphis city taxes being so high and the market being so saturated with investors. Good luck! 

@Megan Stafford do you have any rentals in park hill already? I live nearby in the Argenta Arts District of NLR but haven't been able to find any deals good enough to move my investment money from Memphis to LR/NLR. Would be interested to know how they're doing for you -- I like that neighborhood.

If it's a historic home I would recommend Charles Marratt @CM Construction. 5019517303. He does great work but is pricey so I would not use him on anything less than a B+/A grade flip.

@Hadar Orkibi I've actually had a hard time matching the numbers here that I got in Memphis using an outstanding turnkey provider. Even self managing here the numbers aren't as good...hence my curiosity.

@Hadar Orkibi what neighborhoods are you buying in in LR? I have a primary res here and investments in Memphis but I'm interested in getting a couple properties in LR. I have a few ideas on neighborhoods but want to see where others are investing.

@Dustin Lavender are you just investing in Searcy? I have a few clients over there (I'm a FT attorney and PT investor) and every time I go I wonder how about that market. I am looking to acquire a couple more sfh's in LR/NLR in addition to what I already have here and in Memphis.

@Sharre Brooks what Arkansas credit union are you using?

 Arkansas has the most favorable landlord laws in the country. I believe that we are the only state that still allows criminal evictions. Good ROIs here as well, but low  appreciation so better to buy for cash flow.
