NLR is a street by street analysis for sure. I would be very cautious of purchasing anything in the truly rough areas of NLR. Although, NLRPD has stepped up gang patrols in the area and ATF is targeting many of those areas as well so there is potential for improvement over time (potential being the key word). That price range sounds high if the properties are where I'm thinking they are. 

What management company is the owner using now? I'm trying to find one in LR for C grade rentals.

@Paul Thompson do you have recs for PM companies in LR? I am looking to acquire 2-3 sfh in LR within the next 2 years but I have not been able to find a PM that I like yet. I would particularly like referrals for any companies that have experience managing in SW LR. I am considering self managing but have some potential conflicts.

@Kimberly Fox Congrats on the purchase! I would love to know how things turn out with this property in Pine Bluff. I have investments out of state but would like to purchase a few in Arkansas soon too. I live in LR so I am interested in the PB market as well. Good luck with the reno!

4.5% and 4.65%, 20 % down. SFHs. Borrower income. 

@Pat Heidingsfelder does your credit union lend out of state.

@Matt T. I would be interested to hear more about your experiences renting near the base -- price point, rent ratio, tenant profile, etc. If you're interested in selling your property PM me details. I have some investments in Memphis and am interested in finding 1 or 2 in LR metro (where I live). 

@Paul Thompson I would be interested to speak with you re: what areas of LR you work in.

I'm new to the Memphis investment market. I have one property in Raleigh that I bought through MidSouth and was very pleased with the reno. I am looking at another in Whitehaven that is tenant occ. 3/3 built in 1960. Purchase price is $93k and it is rented for $1050, so the numbers work. BUT it has galvanized steel and copper piping. Is this a deal breaker? Thoughts on Whitehaven neighborhood?
