Happy New Year everybody!
Here come the drama again this month, tenant texted and will pay on the 12th with excuse of course :( and I didn't reply to her text but I will post 3 days notice tomorrow. My question is I can start eviction process as soon as next Monday right?
And is there any recommendation for lawyer in Aurora Colorado? Since this is my first eviction I have to make sure I get the help I need and normally how much it going to cost?

They just paid yesterday :) so I don't have to post 3 day notice today. Thanks for all the advises! I've learnt a lot from you guys!

Thanks all the value opinions! I forgot to say that I live next door to my tenant which is bad when things get ugly like this :( It makes me stress out every time I come home.

Hi BP family,
I'm a new landlord and my very first tenant is having problem right now. They've been living in my condo starting this Sep, paid on time on Sep, late on Oct (reason given : somebody stole their money from their bank), on time on Nov, but now will not pay till 8th of this month (reason given: been 3 months maternity leave), and ask me to waive the late fee so I said NO.
My question is even they let me know they will pay the rent plus late fee this Friday, should I still post 3 day notice or any other form I should use to clearly tell them that paying rent late all the time I will start eviction process?
i really appreciate all the advises.

When I bought my second condo, I used the only $3000 to put as earned money to buy it :) that was all my saving at that time, the rest come from equity line from my first condo to be able to buy my second condo. just playing around with number.

thanks so much for all the great info. I download this form from state website and it didnt have any place to put the late fee.
