One thing people dont understand is that there is no easy money, it always hard-earned money either from work or real estate. When i say i’m going to buy more real estate, everybody look at me like im crazy. But thats ok, less competitors in my opinion :)

Base on IRS website, if we send forgiven debt to tenant, it will become their income, so I mean they may need to pay tax on it or lost some of the benefit base on their income if they don't plan to have that extra "income" on their tax.

@Robert Herrera do you still ask for their ssn on their applications?

Will you make a copy of tenant social security card when they move in? Because i've heard that you need ssn of the tenant at court for eviction. I make copy of tenants ID but never asked for ssn because they applied through Cozy and filled out all of that to get pulled the credit report and background checks.

I never thought about it and i used cozy to pull tenant credit report but i do have their ID, maybe next time i need to have a copy of their ssn too.

@Account Closed The lender let me put 20% down. Just want to know what is the interest rate everybody is getting.
