@Angela Kriv  They do a soft pull. He said it did not hurt his credit at all. I do know a few years ago people had issues with them doing hard pulls and was false advertising but it seems that they have gotten much better. So far I know a few other people who have used them with no issues.

@Angela Kriv We have not applied for another loan through Sofi as we have not had to. I do know that once you develop a relationship with them your interest rate will fall. They also send you awesome goodies. T-shirt, heavy duty bottle and wine opener and a selfie stick lol. I sort of want to get another loan to see if they have anymore. We never got goodies from anyone else.

From what I am reading it was not really anyone's fault. Seems like there was an excellent tenant that paid on time and kept the place looking decent. Due to the split with his wife he went bat crazy and started having a mental breakdown. From the last time the house was shown or inspected it was in great shape to show. Again, I am assuming it was still tenant occupied at the time. So somewhere between that time and the showing, he did some damage. At the end of the day I don't see it being anyone's fault but the tenant. Unless, the property management company is doing a walk through right before every showing. As far as cigarettes, I am sure the tenant probably smokes outside since the property management company never stated they smelled smoke when doing inspections, if they do. Unless, they just never said anything about the smell before. I have walked through several homes where the tenants were smokers and you wouldn't even know. Ive heard worse stories when it came to tenants going through a divorce. This mans world came crashing down on him. It could have been way worse.

@Jason Hendren My husband and I are located in Wake Forest. We are currently looking in the Wilson and Wendell areas as well under the $100,000.00 range. We do buy and holds.

@Brice Hall I have met dozens of investors that have retired off of homes in the $50k and under price range. I recently met a guy 45 years old and owns 2 or 3 properties over $100,000. The rest of his properties were $50k and under. Coming from NY myself I can see why a property in that price range sounds like a joke and unappealing. But there are places in this country where that is the norm. People live there. They have children and their children have children. They can't get a mortgage but have the money to pay rent. Im here in NC and we buy properties in that price range although open to higher prices if it makes sense.

We love cheap houses but of course you have to do your due dilligence. We have found many where the previous owner put on a new roof and new everything or needed minor repairs. As some said cheap houses may not be worth it in your area. Finding a cheap house like that in my immediate area that doesnt need alot of rehab is slim to none. But drive about 1 to 2 hours out and you can snatch up a boat load of those types of homes that are in decent areas, well taken care of and the owner or other investor already put in new everything.

So many people say that finding a decent property under $30,000 is not realistic. I have found many properties that are under $30,000 and are in great shape, in a decent area and the rent was about the same as what someone is getting that purchased a $100,000 home. I have met many seasoned investors that have retired buying properties under $50,000 and putting less than 5grand in it to rent out if needed. When people say you can't find good deals I wonder what their definition of a good deal is.

@Kevin Manz No one on here is stupid. They were just trying to understand what I was talking about. The whole point of BP is to help one another and that is exactly what they tried to do. I just started investing less than 6 months ago and never had a reason to inquire or learn about different materials. Now, Im constantly trying to learn about different materials that can be an alternative to what I already use. So the first place I turn to, if I do not have someone who will know the answer, is BP. And, at the end of the day, someone was able to answer my question. Instead of being negative, you could have just went on to another discussion. If your time was that precious, you would have not wasted it on this post. Just saying.

@Eugene Kemp Thank you. I know absolutely nothing about siding and different materials but the basics. Do you find it to be better than vinyl? I understand it costs a little more but is it worth the extra money?
