You will have access to must of the same but will have more resources in one spot to analyze them. Also Zillow is not always update, whereas the MLS will or should be. The prices would not be different. However Zillow will have fsbo.

@Philip Zanello there are numerous reasons a seller could take off market it’s not necessary a bad thing. Good luck with sale. Make sure you do research on what their policy is regarding having renters. Also what the condo covers, and how their reserves is.

What State? What did it previously sell for? What are other similar properties going for? Do you plan to sell once you leave or rent out? Please take into consideration condo fees can raise and as well as add on additional assessments. It seems a lot for a one bedroom but that is only my opinion since I’m not familiar with your market. I’m not sure also how difficult a one bedroom condo would be hard to sell later? How many days has your condo been on the market currently? These are things you should consider prior to purchasing.

Talk to a lender, but most likely a conventional loan will be the best route. As far as converting to rental you will need to see what the hoa guidelines are on renting, some have more restrictions than others. Change to renter insurance, decide whether you will be the landlord or get a property manager. Best of luck these are just a few ideas to get you started.

I would just ask the owner for documentation of the statements. Utilities are public record and you may be able to put in a records request  for that specific address.

I am going through the program now. Not sure if I will be able to use it as it is a sellers market in my area. You can save a lot of money, however their process is longer and you have to be patient lol. Any questions specifically I can try to answer.

Has anyone had to sell a house that was not cleaned out due to the seller being disabled and not having the money to do so? What were some of the challenges? Also have you worked with a wholesaler as a realtor, if so how was that?

You have to go with what you feel comfortable. Remember you are paying them 30 percent commission and to hang license there. You are the brand at the end of the day so it doesn’t matter what name you go with if you cannot well yourslef. Look at training available and is the broker easy to talk to, because as a newbie you will have a lot of questions. I was with KW and then left for La Rosa Realty which is not big name brokerage but not boutique but has similar training as KW with less fees. They are also in New York but I’m not sure how far they are from you. Best of luck.
