I work with La Rosa Realty they are based out of Celebration, Fl. They also have satellite offices throughout the state. I was with a big name brokerage but I just felt like a another number. I switched over to La Rosa last year and I don’t regret it. They have great trainings and my manager has always been available to answer my questions. It is an interesting niche market. There are a lot of zoning issues that come with it. I personally like them but they are not for everyone. You will hear others on hear call it a fad but I’m not so sure as more communities are cropping up and it’s an affordable housing alternative for some that want it. Do your research and try to check one out in person.

Hello all, I am a Realtor in Florida and considering adding property management under my belt through my broker. I am curious to any other agents that have done this. What specific services did you offer? Did you just list property and find tenants or are you offering full service property management to include maintenance and other similar vendors or just referrals? Any help would be appreciated.

Hey Nathan Ask the Broker as many questions as possible about education and training. What is included in their brokerage fee? They are the ones being interviewed not you. I also am a part time realtor and it is definitely possible. You just have to put in the effort and work. Many times I show homes on evenings and weekends and will take time off during the week as needed. I am in the Tampa area if you have any questions do not hesitate contact me.

the listing agent's loyalty is toward the seller and never will be to you. When you get an agent it is free to you and they will work on getting you the best deal. The listing agent has no incentive in getting you a good deal but getting the seller a good deal.

I don't believe it's illegal but you can double check with attorney. I have sent mailers to this same niche but I do not mention anything about their divorce, only if they are interested in buying or selling a home.

Hello all, I am working with a buyer that recently sold an investment property that had 90 days late on it last month. The sale of the property was a regular sale not foreclosure or short sale and from what the buyer knows these processes were never started. So the buyer mentions they may have a hard time getting a loan and that three different lenders told him three different things. 1st lender said wouldn't be able to get loan would have to wait year from last missed payment, 2nd lender said should be able to get loan since was a investment property and buyer is getting a primary property, and 3rd lender said buyer would only get sub prime loan. Any thoughts on this as I am only a realtor and not a lender I wasn't sure what to tell the buyer on what route to go. Any help would be greatly appreciated.

Hello all, I have a rental property in Gainesville, Fl. It's located in a ideal location and has brought in about 1400 a month. However it has had issues with settlement. Not a sinkhole all repairs are under warranty. What's the best way to sell a home that needs settlement repairs? Any help would be appreciated. I'm a realtor so please do not solicit business at this time.
