New figures from the U.S. Census Bureau put that explosive growth into clearer perspective. Data from the 2020 Census released August 12 shows Austin now ranks as the 28th most populous metro area in the U.S. (2,283,371 residents).

Among the country’s 50 largest metro areas, Austin notched the biggest jump in population from 2010 to 2020 (33 percent), with Houston at No. 5 (20.3 percent), Dallas-Fort Worth at No. 6 (20 percent), and San Antonio at No. 7 (19.4 percent). Austin ranked second among metro areas of all sizes for population growth during the decade

A San Francisco-based information technology and internet security company has signed the largest office lease since the start of the pandemic, fueling the continued growth of East Austin and further demonstrating that tech companies are willing to commit to large office leases despite shifting ideas about the workplace.

According to multiple sources, Cloudflare Inc. has signed a lease for 125,000 square feet at Foundry II, an office building at 1600 E. Fourth St. that was recently purchased by New York-based Tishman Speyer.

New data from the Greater Austin Chamber of Commerce shows the Austin metro area has regained 96 percent of the jobs shed due to the pandemic, comparing the pre-pandemic month of February 2020 with this June. In terms of job recovery, this puts Austin in first place among Texas’ biggest metro areas and third among the country’s 50 biggest metro areas (behind No. 1 Salt Lake City and No. 2 Kansas City).

Austin is outstripping statewide averages in price and lack of inventory

The statewide median home price is $300,490. In the Austin metro, however, the median house is at the higher end of that range, coming in at $482,364 in June, according to the Austin Board of Realtors.

In S Austin a home that i had leased out for $2200 just leased this week for $2600 in less than a week with multiple apps. Rents have definitely started to trend up.

Investors purchased 67,943 US homes during the second quarter, for a total value of $48.5B, the highest figure on record, according to data released Thursday by Redfin.


That number of second-quarter investor purchases is up 15.1 percent from the first quarter of 2021, and up 106.7 percent year over year at the height of pandemic shutdowns.

Many employers in Austin are going full speed ahead when it comes to hiring full-time employees.

New survey data from staffing firm Robert Half shows 51 percent of companies in Austin plan to add new full-time jobs in the second half of 2021, compared with 61 percent in the Dallas area and 50 percent in Houston.

Also note that the Exec Airport usually has smaller private jets landing there so it's not as noisy as the Austin International Airport :)
