@Shashi P. right now Forbes and other publications have rated Austin as teh top growth city. If your strategy is geared towards making money off appreciation then Austin is the city for you to invest in.

With HML the IR is related to the risk, if you build credibility with a lender and get creative on the terms you can get a decent rate e.g. I did a 6% HML with 2 yr balloon where the lender knew that i was good for it.

I see more owner financed deals in SA than ATX but you still do see some here. I purchased one that was Seller financed.

Other options may be:

1) hard money loans

2) Seller financed deals

I think the right approach would be to figure out your investment goal and what you are comfortable with and can manage and then work with an expert in that area to map out the strategy and next steps. Because if I tell you the most profitable venture would be to buy a lot in downtown Austin and tear it down to make a skyscraper that advise would probably not be applicable :)

It depends :) 

You go to surrounding areas for cheaper prices or go with smaller units such as Condos in Austin. It is not as cheap as some other cities but we have the one of the strongest growth potential so Austin is considered more of an appreciation play. You may want to talk to an Investment expert to outline your investment strategy and then can recommend options that fit your goal

Co-Star is the best best option but most expensive or a broker with co-star access.
