You may want to look for another PM as they are passing on all the liability to you i.e. it's no work for them to deduct the late fees from the rent. IMO a good PM would actually charge the tenant the late fee and do the work to either get it or evict the tenant.

Just FYI, Midland/Odessa is an oil town so it will follow the boom and bust of oil prices. I would factor that in if I were planning a long term buy and hold.

One thing I was advised to put in was that Host is not responsible for loss, theft, damage or injury and we recommend all guest to purchase travelers insurance. 

An attorney can advise how effective this is but I have it on my listings.

Austin occupancy rate is 94% so if you price it right it will move :)

@Lei Zhao yes there is no law requiring that you use First Qualified

For MLS listing you can specify your tenant selection method i.e. Best Qualified or First Qualified. In either case you can screen multiple tenants at the same time to determine which one will qualify. As a courtsey I would let folks know if I am in the process of qualifying someone i.e. we have received an app but have not signed a lease (this motivates the 2nd applicant to move faster)

@Case Collett most of my clients in Austin have been going towards San Antonio for flips

@Brandon Johnson that was the 2016 Austin Biz journal ranking, the 2017 ranking improved by a point so we are now rated #65
