Lack of experience. Trusted the PM completely. Asked upgates from PM regularly but didn’t confirm a solid plan and estimates etc. 

Lesson learned. 

Based on your experience, how many hours to replace and build new pipes? It's a small SFR, 982 sqft 2 bedrooms 1 bathroom. Thanks!

May I ask what new material impacted the grounding of HVAC? Thanks

@Peter MacKercher Totally understand, it takes time to figure out the issue. It's already cost me close to $1800 today without any result. Tomorrow, will be another $3000 if bring out the air compressor or need to build a new pipe. This is just one month after the closing. Do you have any plumber to recommend? Thanks

@Peter MacKercher I noticed you are in Saint Louis, based on your experience, what's the reasonable cost to fix the issue like this? 

@Peter MacKercher Thank you for your suggestion! My PM said the plumber had every branch capped off and even disconnected it at the meter to test. He had the water heater, furnace, and dryer capped off and couldn't find it in the pipes. I am wondering why nobody reported any smell before the gas shut off.

Hello BP!

Need your help please ! Urgent!

Bought a vacant SFR in Saint Louis MO in mid December. Due to the holidays, the house is on Zillow etc for rent around Jan 8. There are viewings but no application yet.

Last Thursday, a contractor was about to look at an issue in Kitchen, found out the house is cold. After many calls, I found out the gas was turned off on Jan 19. Last Friday, the gas company came but cannot turn it on because it cannot hold the pressure! Today, a plumber/gas technician is working on it. I was told he’s not able to find a gas leak on any exposed piping in the home. I agreed to tear into the walls. So far, he’s not able to find the leak. He did confirm it is not pressurizing, possible a pin hole in one of the copper pipes, some pipes are very hard to get to.

Have you ever come across the issue like this? Any other good idea to try?

The temperature will drop to -4 in Saint Louis from tonight, what other damages could happen to the house?

@Jason G. recently I noticed a lot of MLS deals show up on RS. I believe they have a data model to pull from MLS. I purchased one and another one is under the contract right nowwith RS. Hopefully I will have some time one day to share my experience.

@Joel Owens Thanks for taking time to explain ICSC and the current trend in the commercial properties. I should be more careful when saying "everything is online" in a public forum. I totally agree with you, that no matter how much we do things online these days, nothing can replace face to face meetings and other social activities. Thanks for pointing it out.

In terms of news homes vs. cheaper and dumpy ones, I agree with you too. I constantly get distracted when I saw a cheaper one, and forget my eyes on the newer homes. 

When you say newer homes, how new are you guys comfortable? Our home was built in 2002. So I have no idea how much work is required for a home in 50 or 60s.

@Roshan K. Thanks for the useful info. Do you mind sharing the price and neighborhood? We are already paying high property tax here, for sure, I prefer a lower tax area, in case of the vacancy.

@Kristopher Gomez Thank you so much. I read a lot articles, talked about Kansas city. Great place. A bit worried about if we can handle old houses. We looked at Memphis, TN. Prices are very attractive too. Again, very hard to make the first step.

@Raul R. Nope, we haven't visited any of these locations. I heard MARTA in Atlanta. Still learning... The funny thing is that I was googling the flight tickets the other day, visit DFW is much cheaper! 

@Joel Owens Thank you so much for taking time to provide all the details! These are all very valuable information! I am not too sure about quad, it may require bigger down payment, right? I was planning to start small, very small to prove to my husband that we have to start somewhere THIS YEAR instead of waiting at the side for another year. We like new homes for sure. We'd love to know more details please. I looked at your website, very nice. Last year, we actually looked at 2 commercial properties, one pub, one fast food restaurant. Because we are too new and we worried about everything is online, we chickened out eventually. Your website looks great! Wish one day, we can brave enough to explore commercial properties.
