Initially I want to focus on 2-4 unit rentals and eventually move up to small/medium sized apartment complexes.  I've been half-assedly (I just made that word up, nice!) scouring listings and have seen so many come and go that it's really starting to open my eyes so to speak.  I'm sick of sitting on the sidelines and I'm finally rolling up my sleeves.  I'm working with a mortgage banker friend of mine and a realtor to get the ball rolling, I have 2-3 properties on my short list that I want to get moving on quickly!

Hey all-

I'm curious to hear how you go about calculating rental income for potential rental properties in your analysis of the deal.  I currently use what I would consider "standard": zillow/trulia, craigslist, etc. But I'm wondering if there's some sort of website that can break it down more easily by ZIP, # of bed/baths, and so forth.
