There is several different kinds, but maybe something like this?

Some gc's I work for use conditional lien waivers. Basically says the release is active upon payment.

I did a search, but didn't see anything that answered my situation..

I own 2 properties free and clear, no loans on them. I created an LLC and I want to move them from my name to my LLC.

In Florida, should I be using a Quit Claim Deed? or a Warranty Deed.

I found both documents online, and I got my property parcel info off the county appraisers website.

It seems the warranty deed is a more complete/clean way to transfer them but I read somewhere it can depend on your state or county.

I called the clerk of courts and they suggested I hire a lawyer, which I don't want to pay for since it looks fairly simple.

Yeah, my latest property I picked up for 22k, its a 3/1 block home on .5 acres. Needs a lot of work but it will pay off in the end.

I need to learn how to talk these local banks into loaning to me, I've have had a lot of trouble in the past because I'm self employed (contractor). Most of them make it seem they're not even giving loans unless its owner occupied.

So, everything I've done has been out of pocket, which has been challenging.

Look for one that does 720p and has auto focus.. As long as your connection can handle it.

Thought I'd say hello, Just stumbled upon this forum and so far it's been very informative...

I'm in north central Florida, half way thru my second property.
Mainly a buy and hold approach. I have been able to get both properties dirt cheap because much work is needed, then slowly plow thru it nights & weekends.

Anyway, looks like I'll be hanging around here, a lot of good info on these forums to learn from.
