Yeah Don, I've been thinking the same thing, less profit margins but more volume.

Brian, I made good friends with the neighbors who watched it for me. I also put no trespassing signs and motion lights. Had 0 incidents. Maybe I was just lucky but it worked. I had a lot go my way thankfully.

Oh, easily.. I enjoyed doing it most of the time there was a few times where I felt overwhelmed by something but, I may hire sub's in the future. Definitively a faster method :)

Thanks James, yeah I will look for them, think they are on a hard drive backup somewhere.

Now I just have to find some decent tenants.

It was terrible condition, had to take it down to the studs, redo electrical, anything of value had been stolen. But, i did it all myself which saved a lot of money, and the fact that it took longer I was able to wait for some really good deals on materials/appliances/etc to come along.

Not sure this is in the right forum but, I finally finished my remodel after a little over a year, mainly worked on it in my spare time/weekends.

I bought it for 22k and put 8.5k into it.

Hoping to rent it for 750-800.

I have some before pictures somewhere, i'll try to find them, but basically new everything except roof.

Let me know what you think, this will be my second rental.

If your electrician does it right, he will just need to cut out sections between the studs from the ceiling to the outlets/switches. In which case it will just be patching up those sections which isn't a lot of work. The hard part is getting the texture to match with the old (assuming the walls are textured)

It can be done without cutting any drywall if the box is easy to remove and you have no cross brace framing between those studs.

Another (best) option: If it has existing wiring, he can pull the new wire thru by attaching it to the old wire and pulling it down.
