Geoff- welcome! Funny coincidence...I also I've in south OC (Corona Del Mar), and also invest in Louisville (closing on my 8th unit today actually). I'm born and raised in Louisville and have been out here for about two years on a temporary work assignment. What got you into investing in Kentucky? I noticed the 859 area code so I'm guessing you lived there at some point?

I would start looking at deals and running numbers to practice analyzing and valuing deals. This site will help you figure out what is a good deal and what is a bad deal. Once you get the hang of spotting good deals, get with your realtor (assuming you have one) and start making offers! Do you have startup capital? Best of luck!

Lonnie - welcome...I recently moved to Corona Del Mar, so not too far from you. I'm only here for another several months so I haven't looked at deals out here as I'm still investing back in my hometown in Kentucky. Best of luck!

If you happen to come across someone you know and trust as a partner, do the deal with them. I was hesitant to do my first deal a couple years ago unless I had someone taking a leap of faith with me, and it was the best decision I've made (seven units later).
50% of something is better than 0% of nothing :)
