Leave them a new shower liner in the package.  It's a good gift and it means they likely won't shower without one and soak the floor.

If you really just dumped your last cent into a money hungry investment like rental property you could be in for a world of hurt.  Don't rent to the wrong person just to get the place filled.  A bad tenant will suck the money from your pockets faster than no tenant.

Ask them what service their pit bull is trained to perform.... chances are it's not a true service animal.

Sounds terrible... her 3 dogs will cause plenty of damage, nevermind the additional training dog.  She will likely offer to pay whatever type of animal fee you come up with b/c no one else will rent to her.  Pass!
