If it's not separately metered it's likely your bill, not the tenants.

Fix the damage and deduct the cost of the repair from their security deposit.  Make sure to send itemized accounting statement for the repairs.  Also take pictures before you fix it.

Screen them just like you would any new tenant.  This type of situation becomes a major issue when the existing tenant moves out down the line and leaves the "new roomates" as your only tenants.  Make sure they are all on the lease so they are all liability.  If the new roommates don't pass your screening don't let them move it.

I wouldn't do it.  I have a few condo rentals and the neighbors are nosy any don't like tenants in the building.  Mine are authorized as rentals, so I don't have any issues.  But it's highly unlikely you will be able to fly under the radar (the tenant may even tell neighbors he/she is renting the place).  Once they catch you, you will never be able to rent it again b/c they will be keeping a close eye on you.

Why would anyone need an app to communicate with tenants?  Is phone, text, and/or email not sufficient means of communication?

It's not lucrative for everyone.  Many people fail.  If you're not in a position where you can financially handle repairs, and there will be repairs, it's probably best to wait until you're in a better financial position.  What if your tenant stops paying you, then what would you do?

I don't show a unit to anyone until I talk to them on the phone.  It's much easier to pre-screen when you're actually have a verbal conversation as opposed to text.  I don't waste my time showing a unit unless I'm comfortable with the prospect after my pre-screen conversation.  However, after I rent to someone, I prefer text for communication.  It's quick, easy, and I can save them all for later reference.
