Why don’t you start by trying to get ANY clients.  Worry about getting too many later.

Have a heart trap at lowes.  Costs about $30.  Bait it, catch and release elsewhere.  Easy. $375 is robbery.

What kind of heat is in the building?  Could be costly if you have to buy a new furnace or boiler.  Also depends how plumbing is routed.

No.  Any good landlord will want to run their own check.

If a tenant finds out that you put the pump on their meter and they report you to the city or board of health you will end up paying their full utility bill.  How do you not have common electric in a 4 unit?

This is a ridiculous question that no one can answer but you.  Sure you might make more money with a 3 or 4 unit, but’s it’s also more work.  What are your goals?  Answer that question yourself and then make your move.  Also consider tax implications and if you could possibly identify a multi in time to do a 1031.

WHY not buy close to home and simplify things?

They won’t just spontaneously combust on you.  When they near the end of their life they will start to get pitted and develop pin hole leaks on the bottom.  The vertical stretches will likely last longer than horizontal.  Start replacing a few sections at a time.  Cost of pvc is much cheaper than cast iron if you can replace with pvc.

Don’t sign a lease and only take a holding deposit.  If you’re going to sign the lease collect 100% of the move in funds via certified check.  Why would you sign a contract with the tenant giving them legal possession as of a certain date if they are only paying a fraction of the move in cost?
