I’d say the property manager isn’t adequately cleaning in between tenants. If tenants are only staying for a week each, it’s unlikely they are getting the place filthy enough in one week to bring in pests.

Escrow the HOA and the taxes as part of the monthly rent payment so you know they are getting paid.

No one will care about vacant units as much as the owner. Rent them yourself.

You should never have taken a check from her mom for the security deposit. Any move in funds are cash or certified check only. You should have a holding agreement that gives them until a specific date to pay remaining move in balance. If they fail, you move on.

If it’s a good opportunity why would you give it to your tenant? Manage and rent the detached unit yourself.

That only works until a tenant complains to the city that you charge them for common electric.

A 12 unit is not a good idea if it’s your first rental property. It will likely eat you up.
