Post: Returning Tenant Deposit

Hi friends,
I bought my first duplex a little over two years ago and now I have my first tenant ever moving out. The issue here is that they painted parts of my kitchen cabinets. The cabinets are factory white, but now I can clearly see the damage and brush strokes. I am assuming they painted them with white paint to try and cover something up. In my opinion they ruined this kitchen. I am not sure what to do here. Also food was left behind and the home was filthy. I paid someone to clean which I would deduct from the deposit.
Need some advice.
Thanks

Haha agreed and will definitely take that into consideration for future tenants. The color was just so awful from the previous owner! In addition I'm pretty color blind so if I pick out the color it's most definitely going to be white!

Thank you guys! I told them I would just do the two rooms and they were pleasant and said ok. Before the next tenant I will surely repaint it all something neutral. Thanks again!

I recently purchased my first duplex and landed my first tenant. The side in which they will be living was freshly painted by the previous owner. The tenant did not like the bright green color in two of the rooms, admittedly I have to agree. We made a verbal agreement that they can pick out colors for those rooms and I would paint prior to the move.
When they contacted me with the color they provided a color for every room. The home is 4000 sq ft each side with 2000. This would take a great deal of paint to get done.
Am I required to change the colors? Any advice on the approach here would be greatly appreciated!

Hello All! I did it! I officially own my first Duplex. Each side is an identical 2000 sq ft with 4 bedrooms and 1.5 baths. I have been living in it for about a month now and have yet to find a renter for the other side. I tried Craigslist and only got a few shady inquires. I think it may be the time of the year, but I am wondering if anyone has any tips or tricks that would help me find my first renter! Thanks.
