Hey @Daniel Lao congrats on reaching out. We focus on helping people find properties to house hack and provide advice on the process. While this is our focus, we also help people with other types of investments and have one client in a duplex currently. I would suggest, unless you have huge capital, it is much easier to acquire some single families and the duplex market here in Denver is very competitive and usually "not quite turn key". Here's the real deal. Get them to give it to you as a gift and sign proper paperwork. Then 6 months later pay them back cash. The bank just needs to know you have the money because if you have to borrow for the downpayment they see you as a risk.

I agree with @Kenneth Mooney you should be able to replace a furnace, leaky roof, etc. without worrying about defaulting. It's unlikely many things will go bad at once if you did a good inspection, however be ready for it. I also am hearing about many people getting burned from being overextended due to Covid and are now in hot water.

Chemist here and part time agent. We focus on clients looking to house hack and well over half of our clients are young engineers out of college less than 10 years. Also I've met quite a few investors that are engineers/scientists, not a majority but definitely a large portion of the community.

Can you shed light on why you are considering these areas? Memphis could be a great pick as long as you do your research. I'd also throw Asheville NC into your search. Once you are in southwest NC / southeast TN you are within a couple hours of the 3 states and the whole area is beautiful. Pisgah forest, Chattahoochee, etc.

Depending on where you live it might be impossible to break even. However in terms of an investment, if you cut your living expense in half or so...that's much better than you were previously paying full price! I'm currently in Denver and looking to insulate a shed out back and rent out a 5Br house. I say house hack where you live, and invest in cash flow markets elsewhere.

I got my license because I want to eventually switch to being an agent and investing full time. Even if you represent yourself on one deal you buy it will pay for itself. It definitely won't hurt you in the long term and right now if you have free time from COVID you can knock out the studying.

@Jashan Mundi in outside Denver Colorado. And IF someone plans on doing the 2 split apartment type deal, yes it's very common for each space to be furnished with kitchen, laundry, entrance, etc. I would say more often you see duplex or room-by-room rental of a house, but this setup is decently common here.

@Autumn Russell very cool and welcome to BP! I also have family in Wilmington in the Monkey Junction area. I think you have the potential to get some great cash flow from STR doing Airbnb as long as you buy in a desirable location. You could even spread out to Kure or Carolina Beach. Anything near the boardwalk will serve you well.
