Jacksonville is good buy and hold location, can get more properties for your money here than in Calf.  to spread your risk.   Have property management company that can manage for you too.  If you have family here they can also keep an eye on your investments.

That said,  50K does not buy much unless your are going to do your own repairs.   100k range is better home and location.  Closed one last week for 96k for another investor that needs about 10k rehab to be rent ready.  Multiple offer situation is common. Appreciation last year was 10.1% in Jacksonville.

It is common for me to work with out of state investors.  Jacksonville being one of the best parts of the state now for investment.

Prices are still good.  Are you a buy and hold?  Lots of experience on this website.

With electronic signatures and proof of funds.  It is very easy to buy a home in Florida.  It is only way I write offers for the last couple of years.

This will have most up to date information on properties. Sometimes more than MLS.

Try to find an agent that does deals for investors, they will help you. Many agents will not though. I have sold many deals under 50K, they all add up in the end. I would rather sell one for 50K, than lose one for 500K and make nothing.

We only make money if we make it to the table for a closing. A 30-50K deal at least pays for gas for the month.

I will help first time investors knowing they will not be a big payday, but you never know where the next lead will be generated from new business.

Locate the best 203K lender in your area is where I would start. Not all lenders will do them. Some Realtors do not know what they are either.

Where is your condo located? Had a new buyer today looking for oceanfront for around 500K.

Market has picked up for condo sales in Jacksonville.

Lots of activity with the Trust funds buying in Jacksonville right now.
They have very deep pockets.

Most investors now are buy and hold or wholesale. If you are looking at flipping you will need to buy at a great price, but most properties are getting bid up if they are any good.

Just checked out a great REO in St. Johns for under 200K, not sure what price point you plan to target.
