@Aaron N. - I'd recommend going to the iTunes store and resubscribing to the podcast.  It's possible you just downloaded a few episodes and never subscribed, so after the ones you listened to were deleted from your phone, new ones didn't download because you weren't subscribed.  Give that a shot.

As someone who has contemplated investing in Texas for quite some time, I have finally decided to take the plunge and make a SFH purchase (about to sign a contract). And, of course, my decision coincides with the current fall in oil prices. To those who have weathered these storms before or who have more intimate knowledge of the market than I, would you recommend purchasing in Houston at this time or holding off? Going for long term buy and hold. Thanks in advance for your guidance.

@Brandon Turner - is there a way to view previous webinars?  Really enjoyed last night's and would a) like to listen to it again (I was at work and couldn't concentrate 100%) and b) love to see what other topics you've given them on.  Thanks in advance.

Post: Houston Real Estate Attorney Recommendation?

Hi all.  I'm taking a trip to Houston, TX tomorrow to look at some turnkey single family homes.  Wondering if anyone has recommendations for a real estate attorney in the area who might be able to look over contracts and the like in the even that I find a property I'm interested in purchasing.  Thanks in advance for your recs and Happy New Year (almost).

Hey @Mike C. - fellow NYer here.  I live and own in Manhattan and grew up (and owned and have since sold property) in Los Angeles, two of the worst places to invest for those of us looking for cash flow.  Long term appreciation, sure, but I was no longer willing to be in the red on a monthly basis in order to possibly make money years down the line.  I am certainly no expert, but am currently in the process of looking at various markets in between my two wonderfully expensive cities.  Dallas, Houston, Philly and a few others with significantly lower costs of living, and a much better price to rent ratio.  Looking at turnkeys, myself, with property managers in place.  So clearly no brilliant advice for you, only letting you know the conclusion I came to as a NYer myself wanting to get into cash flowing properties.  If you find anything to the contrary, I'm all ears.  :)

I'd love to hear any follow-up you have from your meeting at ABC.  I'm sure anyone else following would also be interested to hear how your meeting impacted your previous opinion/findings of their listings.

The rehabs looked good.  They were all identical, from the paint color to the flooring to the same 5" kitchen, regardless of how large or small the kitchen space actually was...all of which I believe is normal for these types of companies who are turning over as many properties as these guys are (I believe they were turning over 40-50 when I visited).  The neighborhoods were definitely B, maybe even B-.  Not neighborhoods I'd want to live in, but that's why the prices are what they are.  I still haven't made a purchase, debating whether it's the right market for me. Do let me know if you move forward with a purchase, I'd love to hear how your experience is.
