Thanks all! It was a great night. We broke the $80k mark and after one more check clears, we will have even crossed the $90k mark this year. We always feel very humbled by the response and the feedback. We will start airing the entire event (sans classical guitarist Zane Forshee) starting this weekend. As soon as I get the video, we will also place on YouTube. This was Dad's favorite panel yet.

Hi David, there are two that are active at the moment.

There may be a few meetups happening but these are the ones we've worked with in the past and that have been around a while.

I wouldn't be afraid to check out Orange County. It's not too far away and the clubs there have many investors that invest in the IE. They have more regular meetings. I have a list on our website for the clubs we work with on an annual basis that I try to keep up to date every year. Hope that helps.

I've been locking up 30 year. If I want to turn it into a shorter loan, I'll make extra payments to principal. But I think the low interest rates are what's pretty exciting about this market. I don't think in 10 years I'll mind locking at a 4.25% interest rate for 20 more years. Cheap money if you qualify.

Sounds like you should by that guy's real estate! Real estate is local. Know your product, know your area, and keep reading. Even the best and brightest miss the biggest swings. And it's always hard to talk nationally when talking about real estate.

Hi Will, have you tried a local credit union or bank? Sometimes they are more flexible and have programs aimed at their community. Lot's of banks have their own overlays so it ranges from 6-12 months. I just had the same issue and had to wait 6 months before refi.

Not sure how Texas is but we have had to deal with seasoning issues and unfortunately, these rules change. Different lenders occasionally have different seasoning requirements layered on guidelines from Fannie and Freddie. Best to find a great broker that can navigate through many different lenders. Conventional financing is, of course, much easier.

As far as refinancing from a hard money loan, I have heard six months for some lenders but not 12 months. Again, I would talk to a broker locally and see what they can find. We have a few local credit unions in California who have gotten really creative. I'd also try that route.
